Fortunately, there are still several areas in Singapore where rental prices are still affordable, especially for shared spaces.

Bedok is one of the densest plantations in Singapore with 8 subzones including Kembangan, Kaki Bukit, Bedok Reservoir, and Bayshore. This means that there are many housing developments here, and rental prices in this area are quite affordable compared to other areas.

A search on property portals like PropertyGuru and 99.co shows that the average listing price is around $700-$800/month for a shared room.

For those who want more privacy and an ensuite bathroom, the listing price can double. Renting a master bedroom in an HDB flat can start from $1,400/month. Condo listings will definitely be more expensive, with some listings asking over $2,000/month for a bedroom with an ensuite bathroom.

Bedok also has the advantage of having a good mix of HDB flat and condominium developments, meaning there are plenty of units for rent. The cheapest 3 bedroom we found as of June 2023 was a $2,800/month listing along Bedok North Avenue 1.

This unit is partially furnished so you don’t have to spend money on a sofa or dining table. For reference, the average 3-bedroom HDB rental price in the first quarter of 2023 is $2,500; A 4-bedroom flat costs $2,800; A 5-room flat costs $3,500.

It may seem ordinary, but it’s a big deal considering the unit is a few minutes away from Bukit Gombak MRT on foot – and a small change to the rental is nothing that can’t be fixed. In contrast, common rooms in condos start at $900/month.

With a slightly higher rent of $850/month, you can get a room that is more spacious and looks more attractive to live in.

Bukit Panjang is another affordable rental neighborhood right next to Bukit Batok. While its location in Singapore isn’t particularly favorable compared to neighboring areas – only the City Center Line runs through it – public rooms in Bukit Panjang are much more expensive starting at $700/month for a single room.

For added privacy and solitude, you can rent an HDB studio – also known as a 2-room Flexi configuration – from $2,400/month. A larger space to share with friends can start from $2,800/month for a 3-room HDB flat, while a 4-room flat can cost more at $3,500/month.

Westies has many options when it comes to renting cheap rooms in Singapore and Choa Chu Kang also has affordable rental prices in this economy.

If you’re willing to spend more money per month, you can get a room near Choa Chu Kang MRT for around $1,200-$1,400/month.

Although HDB has revealed that the average rent for 3-bedroom and 4-bedroom flats in Choa Chu Kang is down by around $2,500-$2,900/month, we found that actual listings tend to be higher. Fully furnished 3 bedroom HDB flats are available on the market for rent starting from $3,200/month.

Meanwhile, a 4-room HDB flat starts at $3,350/month, more if the unit is furnished and equipped with an AC unit.

Closer to the center of Singapore is Geylang, where shared space rental prices can start at around $600/month. Rates may be cheaper here due to the sandy soil, although it has slowly experienced gentrification over the years.

Cheap Room Rental Scam

A glance at the property portals shows that while common rooms here are affordable, there are only a few listings in the $600-$900/month range, and many other common rooms are asking at least $1,000/month. So to stay in this area on the cheap, you’ll need to act fast.

For an entire flat that has at least 2 bedrooms, you will pay around $2,800/month for rent in Geylang, which is much higher than the average of $2,400/month according to HDB statistics. Other listings are available starting at $3,000/month if you’re willing to pay for total privacy and not having to worry about cooking rules and Wifi restrictions.

Something we realized while putting together this guide is that Hougang has quite affordable HDB units on the rental market. Some partially furnished 3 bedroom flats are asking as little as $2,500/month, which is much cheaper than the other apartments listed in this article.

Alternative Housing Options

We also saw an unfurnished 4 bedroom flat that had recently had a new AC unit installed for just $3,000/month. However, because there is no furniture, you have to bring all the equipment yourself such as the refrigerator, stove and hood.

On the other hand, shared spaces for rent in Hougang have landlords asking at least $800/month, which is why we decided to focus only on entire units for Hougang.

Sembawang is a popular area that has easy access to lots of great food and amenities such as Singapore’s only natural hot springs park. Renting here should be an affordable option for most people, with rents starting at $650/month for a shared space, with more options starting at $700-$800/month.

All units can also be rented from $3,000/month for a 3-room HDB flat, and $3,400/month for a 4-room HDB flat.

Woodlands is no longer the ulu area it used to be. With 5 MRT stations and lots of amenities, it is a popular yet affordable place to rent and live. Its proximity to Johor Bahru and the Causeway also makes it a convenient location for those who have to cross the border regularly, and renting a house in Woodlands makes the crossing even easier.

Whole units are not as cheap as here. Some listings we came across asked for a minimum of $2,700/month for a 3-bedroom HDB flat, while others asked for a minimum of $2,800/month.

One way to save money is to rent part of a jumbo flat in Woodlands. The estate has many large flats with double entrances to make things feel more comfortable and private without costing a fortune each month.
